April 27, 2009 Kauai Hawaii REO Foreclosure Update

4. 4910 Aliali Road #5, Kapaa. This is a 3 bedroom 1.5 detached home that is part of Apopo Hale condominium project. $224,900. MLS#219935
Sold:

2. HaleLani Village at Puhi #Z101. 2/2 condo for Listed $169,900 Sold for $174,582 on 4/23/2009 Owned by Fannie Mae. MLS#217388
April continues to hold steady in REO listing and sales. However REOs are not dominating the market as they are in other states. REOs are accounting for only approximately 10% of Kauai sold properties. That’s 90% of sales that are from private owners. However I do believe in some areas REOs are influencing the prices in certain areas. There’s been a lot of speculation that the inventory of REOs will increase. It’s hard to tell but I think the Kauai REO inventory will stay steady until the end of the year.
