April continues to hold steady in REO listing and sales. However REOs are not dominating the market as they are in other states. REOs are accounting for only approximately 10% of Kauai sold properties. That’s 90% of sales that are from private owners. However I do believe in some areas REOs are influencing the prices in certain areas. There’s been a lot of speculation that the inventory of REOs will increase. It’s hard to tell but I think the Kauai REO inventory will stay steady until the end of the year. Three of the for new REOs this last week are located in Princeville. More Princville REOs is what I expected/predicted last year as Princeville is mainly a resort area of second homes and condos. However there has not been as many REOs in the Princeville area as I thought perhaphs due to the fact that people who could afford second homes are more well off than those who can’t.
