There was a total of 37 properties that closed escrow (sold) on Kauai in March of 2009. 7 of them were REO properties. This is a 18.92 percent ratio. It is definitely the highest percentage of Kauai bank owned properties that have sold in one months time period in Kauai real estate history. It’s interesting to see that for March there were 37 sales on our small island. This is down from 60 sales in March 2008 but up from 27 sales for February 2009 and 20 sales for January 2009. I think people are realizing that this is the time to buy. It appears the market has hit bottom or near bottom and will stay level for awhile.

The County of Kauai Housing Office is awaiting the signed agreement with the State of Hawaii for its share of the economic stimulus funds. The County will then be able to purchase REO (bank owned) homes for low inome qualified buyers. These specific funds will only be available to purchase affordable REOs, no million dollar homes or private owner homes. It will be intereting to see how these funds will affect the market.
