February 22, 2009 Kauai REO Foreclosure Update

This weeks update is short and sweet. I have been away in Honolulu for 3 days and am hastily writing this Sunday night. The market has appeared to pick up as there are more REOs and other properties going into escrow the past few weeks. There are still more REOs on their way and it will probably be steady until mid to the end of the year.

Price Changes:

#2. 4910 Aliali Road #5, Kapaa. This is a 3 bedroom 1.5 detached home that is part of Apopo Hale condominium project. $259,000. MLS#219935
#3. Kuhio Shores #313, Poipu MLS#213644 to $590,900.
#4. Pono Kai #C209 2/2 Oceanfront condo. $512,900 MLS#218983.

In escrow:
#1. 5120 Haleilio Rd, Wailua Houselots, 3 bedroom 1.5 bath on a large lot of 16316 sq.ft. MLS#220517 $399,900.
#2. Islander on the Beach #321. Studio oceanview unit. $145,000. MLS#217190. Owned by CPHL.
#3. 4801 Lae Road #4, Kalaheo, This is a 3 bedroom 2 bath home needs work but in general a really cute home all for $365,000. MLS#21974.
#4 5143 Iolani Pl, Princeville. 3/2 home in Princeville. Reduced to $594,900. MLS#217017.

Sold:
#1 5013D Moa Rd. 3/2 Unfinished home 3/2 home. Sold for $265,000 cash.
