Wow and I mean wow. April 2013 had 124 MLS sold listings. This is compared to 72 sold listings in April of 2012 and only 58 sold listings for April of 2011. With only 5 Kauai REO sales for April 2013 this equates to 4% of the market. There are 2 new REOs that came on the market today.  A buyer needs to be quick. Just a quick blog before the May 1, 2013 Kauai REO blog. Not to many changes to the current Kauai REO inventory. I did get a new Regency at Hule’ia and I hear from the Fannie Mae broker that she will be getting 2 new homes, 1 in Wailua and 1 in Kapaa. Also taking place on May 16, 2013 is the County of Kauai real property auction for those properties that are in arrears on their property tax bill. Notices have been printed in the Garden Island Newspaper or call the County of Kauai 241-4272 for more information. Deals can be made but beware there is always a one year right of redemption on Kauai real property tax foreclosures.

The REO market has slowed down, I do not have many active assignments, however foreclosure actions on current defaults have picked up. I often get inquiries on vacant abandon properties. I can look them up on the state Ho’ohiki Judiciary  web site and see that the  foreclosure process has started. However my guess is that a judicial foreclosure process will take up to a year. So a new wave of foreclosures and REOs will take up to a year’s time. In the meantime individual sellers are taking this as a sign to list their individual properties with the break of REO supply.  So don’t get discouraged there are still deals out there. 

It’s always nice to spend some time at the beach in between house hunting. Kealia Beach.

There were 6 REO sales for the month on March 2013 compared to a total of 73 Kauai MLS closings or 8% of the market. Although it appears the number of REOs or bank owned property has dwindled in numbers it is not a stoppage. There are more judicial foreclosure notices being filed every month at the court house. One title company, Title Guaranty Escrow Services faithfully sends me a list of Lis Pendes Reports monthly. I have been able to track some of these in foreclosure process through the State Judiciary Website Ho’ohiki.

Raised on Kauai since 1969, Leann Uno is an experienced agent, licensed since 2005. She recently transferred from a south shore based company so she could have an office base closer to home. Leann grew up in a family of contractors and land developers, and has continued to be in the business of construction and land development on Kauai. She lives in Kapaa with her husband and children.

 Monica Belz- Thomas re-activated her licensed this year. She has 8 years of experience in Real Estate Development, Commercial & Residential Investments, and in Advertising. Monica’s family has a long history in the Real Estate Industry, which contributed to her interest and passion for Real Estate at an early age. Besides real estate she is currently working on her International MBA from Thunderbird School of Global Management. She earned her Bachelor of Arts in Communication from Vanguard University of Southern California.  Monica has traveled to 40+ countries and speaks English, Russian, Spanish and is learning Japanese with her children She resides on Kauai with her husband, two children, and 93 year-old grandma.

Donovan Gardner has been a resident of Hawaii since ’94 and obtained an AS degree in Carpentry Science at Hilo. After the Big Island he moved to Kauai in ’98 and has been here since. Donovan has a background in building and renovating, which gives him an understanding of what goes into a home. He is a current homeowner in Kilauea and has had his own investment properties in the past.

Although she just obtained her license this year, Kela Caspillo has literally been in real estate all her life. The daughter of Julie Black & “Jojo” Caspillo she has probably seen more homes than the average Realtor. Kela, a graduate of Kapa’a High School & the University of Hawaii at Hilo, is committed to educating & helping Kauai’s young adults (and not so young) become homeowners. For the 28 days of February Kauai had 61 MLS sales. Only 4 of them were REOs which equals to a 6.5%. Last year February the REO percentage was 20%. REO (bank owned) & non REO inventory is tightening up. I’m expecting to see the REO inventory pick up but not until 9 months when they get out of the court system (Judicial foreclosure). However even if it does pick up the amount of ready willing and able buyers also appear to be picking up.

My upcoming REO listing at 1736 Hulu Road should be coming on the market soon. Repairs are completed. We are just waiting for cleaning and paperwork. No price yet. It’s a Wells Fargo REO and all financing offers are recommended to have a prequalifcation letter from Wells Fargo. Once listed Wells Fargo has a 5 day waiting period before any offer can be submitted.

I’m at a loss of what to write this blog so just a few random thoughts and insights. My assistant, Kela Caspillo, obtained her real estate license and now will be able to also show property and answer more detailed questions. I believe I will be having a new HUD listing at Halelani Village in Puhi some time soon. I had it listed before but Wells Fargo wouldn’t transfer it to HUD at the time. But according to tax records it transferred title on 1/29/13. Check out all HUD listings at www.hudhomestore.com. Indy Mac/One West Bank Kauai REO inventory has been non existent for the past year or two. That should change this year as they have now been proceeding with their foreclosures including the bust up house on Kawaihau Road that I get a call a month on.
