There were 44 closed MLS sales for the month of June for the island of Kauai. The lowest being $85,900 and the highest being $10,000,000. Incredibly 7 of these sales were over a million dollars and 7 were REO sales. IndyMac has appreared to step up on its REO inventory. Local lenders Bank of Hawaii, First Hawaiian Bank and American Savings have not had any Kauai inventory show up on the market yet. Although there have been a few foreclosure notices from these companies in the newspaper. I’m sorry there was no update last week. (Vacation). Next week’s update will be out on July 1, 2009. The market appears to be picking up this June. There are more showings and more offers. There is some talk about Hawaii having a higher rate of foreclosures then before. Again I think this is because the banks are finally catching up to their Hawaii inventory. IndyMac appears to be stepping up on its Hawaii inventory. There have been multiple foreclosure notices in the paper & 4 new properties have come up in my queue.

Not many REOs sold last month. From my own personal experience May has been a trying month. 1st time home buyers are having a hard time getting their loans. In a few cases the buyers had loan approval but could not get the Private Mortgage Insurance due to changing guidelines. Previously bank gave loans no money down no real questions. Now banks are hesitant to lend with less than 20% down. There were 36 sales on Kauai for the month of May. I think June will show a substantial increase in the number of sold REOs and sold properties in general. The Kauai Real estate market is continuing to show a steady pace of sales. There were 45 total closed sales for the month of April 2009, this is 5 more than March of 2009. January 2009 was only at 20 closed sales and February 2009 had 26 closed sales. While still below previous year’s numbers I think it does show confidence in today’s market. There should still be a steady stream of REO properties on Kauai until the end of the year.

April continues to hold steady in REO listing and sales. However REOs are not dominating the market as they are in other states. REOs are accounting for only approximately 10% of Kauai sold properties. That’s 90% of sales that are from private owners. However I do believe in some areas REOs are influencing the prices in certain areas. There’s been a lot of speculation that the inventory of REOs will increase. It’s hard to tell but I think the Kauai REO inventory will stay steady until the end of the year. Three of the for new REOs this last week are located in Princeville. More Princville REOs is what I expected/predicted last year as Princeville is mainly a resort area of second homes and condos. However there has not been as many REOs in the Princeville area as I thought perhaphs due to the fact that people who could afford second homes are more well off than those who can’t.
