There were no new REOs listed last week. However there are still a number coming on the market. I talked to an agent last week and he has 15 various REOs in his queue. I have approximately 16. There are various reasons for these properties not to be listed yet. Clear title & occupancy are the 2 biggest reasons. Pricing & clean up are others. Bank REOs usually are priced well. It is worth the wait.

56 listings sold on Kauai MLS reported to date for the month of August 2010. 10 of those were REOs. This works out to 17.86%. Year to date total is 460 sold MLS listings for the island of Kauai, with 90 of those being REOs. Do the math that’s 19.57% of all closed MLS sales on Kauai were REOs or bank owned properties. That percentage will probably hold as the flow of REOs is keeping steady. Studio condos such as the Islander on the Beach & the Kauai Beach Resort make up most of the condo REO inventory. Single family homes have the most activity as there still are buyers in this category.

Because of 2 late reporting of REO MLS sales the end of the month figures have changed for Kauai. In July 2010 there were 59 closed MLS transactions with 17 of those or 28.8% being REO transactions. The REO sold percentage has come up from previous months. Short sales are becoming more prevelant too but Bank of America is still having trouble with keeping up on their short sale approvals.

The Kauai REO market is still steady and active. There appears to be more buyers then before. I will be brave enough to say that we may have hit bottom and will probably stay there until the end of the year. While I heard a prediction today that the economy won’t pick up until 2015 I think on Kauai it will be a lot sooner. Either way buying a home or condo should not be a get rich scheme but rather a financial or enjoyment  investment in your future.

All of last weeks new listed REOs are condos. Kauai Beach Resort dominates most of this market. They were sold at the peak of the market. Unfortuantely the rental income does not cover the mortgage plus maintenance fees. But these are pretty condos upgraded and most with a resort or ocean view. At the current prices you can own the unit instead of buying a week time share somewhere else. I had a new listing assignment last week for a modest home in Wailua Homesteads. For the month of July 2010 there were 57 closed MLS Kauai transactions. 15 or 26% were REO sales. As a percentage this has moved up from previous months. The lower priced REOs are not moving quiet as fast as months ago but still sell fairly quickly. Higher end REOs sell quickly if they are in good condition. Howver it appears it is a little harder to sell high end REOs if they are fixers.

Wow 7 closed REOs this week. It will be interesting to see at the end of the month if the percentage of closed REO sales went up from the 18% it was last month. By the way if you noticed my main website went down this weekend don’t fret it should be back up by Monday morning. Despite a lot of doom & gloom national media postings Kauai’s market appears to be holding steady, however there are more REOs on their way. So the point I’m making is I don’t think the market will go much lower but it is not going to go up either until the flow of REOs slows down. I am still receiving 3 to 5 new assignments a month. My advise , If you see a property you like you should buy it. Don’t wait until the ultimate deal. By that time the market may have gone up.

The most exciting REO news last week is that I am in the running for a multi million dollar REO in Kilauea, Kauai.  I will post more info on this REO when I have it.
