For the month of June 2014 according to Kauai’s MLS there were 98 sales. 6 of those were REOs or approximately 6% of the market. I think June appeared to be slower in new escrows or accepted offer as inventory has gotten tighter on Kauai. July 1st, is Kauai Dreams Realty’s 17th year anniversary.  The Kauai County Tax auction was held on May 7, 2014 at the county civic center. Only 7 properties ended up on the agenda.  Here are the results listed by tax map key :

3. (4) 3-5-1-85 Sold for $5,000.

4. (4) 3-6-8-5 sold for $13,000.

Kauai Property Tax auction

The 2014 Kauai Property Tax auction is set for May 7, 2014. There are a couple of interesting properties. I have an opinion on mostly everything Kauai real estate related so here are a few of my comments on the subject properties:

#3 & 4. I don’t see Rick Scott letting his properties go for anything cheap. If he doesn’t pay off the back taxes prior to auction, he will probably buy the properties back during the redemption period.

#13. A possibility. Run a title report, check to see if it is rented (call electric company). With the tax bill address in the Philippines the owner may not be around to rectify the foreclosure. You may have to evict tenants

#14. I like that old style area of Lihue, but that lot will take an engineering feat to have a septic system and house. There is no sewer down that road.

#18 & #19. I don’t even try to keep up with Kulana, unless I have to. Remember Property Tax sales have a 1 year right of redemption. Otherwise happy bidding. I am going to try and video tape some of the bidding this year.
