<p>Recently I had the pleasure of attending the Nani O&#8217;Kukui&#8217;ula finale soiree. This was the third year they have hosted owners, owners to be and all of their friends, partners and business affiliates for an activity filled week of recreation and fun. The finale is a lavish evening party at the beach house at the edge of the Kukui&#8217;ula small boat harbor. In years past they have brought in world class entertainment&#8230; Kenny loggins made an appearance a few years ago. Last year their headliner was Mike McDonald and this year we were entertained royally by none other than Hawaii&#8217;s favorite son, Willie K. We all had a taste of good things to come including the inimitable cuisine of Peter Merriman. I personally was very excited to learn that he has secured one of the anchor restaurant locations in the new Kukui&#8217;ula commercial center rapidly reaching completion. Over the past few months the traffic circle is complete (and really lovely!) plus the dust screens are coming down slow by slow.</p>

			<content:encoded><![CDATA[<p>I was visiting the Pili Mai Showroom today talking with Jason Hodge, the Vice President of Sales for Brookfield. We discussed the Kiahuna Golf Club renovation that is being proposed and I took the time to congratulate them on securing their building permits!  The first building at Pili Mai will be going verticle real soon and there is an increased level of activity in the nieghborhood as they prep the site.  How exciting for all those who have been waiting patiently for their new home to get built. The whole sales team seems to have taken a big breath of fresh air.   With the upgrading of the course and the expanded club services right next door, Pili Mai becomes a very attractive bit of Poipu real estate standing along the first fairway. If you have never strolled out there do it around the sunset hour. It is really a magical spot. The sun dips, the birds start flying in patterns returning to their evening roosts, the odd Nene goose family often can been seen toddling over the fairways. It is a placid sight to behold and one can just imagine an elegant lanai with a dinner getting ready to set. Home should be a peaceful place to savor life&#8217;s many blessings at the end of a busy day. Feel free to post your request or visit my office for the latest in Pili Mai offerings. 			<content:encoded><![CDATA[<p>In spite of all the development focus down on the south side, I was able to venture a bit further north east and enjoyed the opportunity to tour Kealanani, a newly released agricultural development on the mauka lands of Kealia. Comprised of approximately 2000 acres this multiphased project respresents a model in agricultural development for Kauai. Its not just about developing and selling land. This project reflects the very essence and purpose of both county and state land use intention.  Those considering a purchase here will have to seriously embrace an agricultural venture. For the experienced farmer, they will find the infrastructure to facilitate the productivity of their land. For the novice, the development structure accomodates larger community agriculture operations that will function in a quasi cooperative way. As we toured the property I saw a large taro operation well under way with a large planting being tended and expanded in the lower lands on the makai end. I saw over 4000 hybrid tea seedlings in a propogation nursery which represents the beginnings of a new ag industry here. Paul Kyno, project manager and broker for sales, related that one purchaser will be looking into a very large equestrian facility on a 100 acre parcel at the mauka end of the development. With riding trails throughout the lands as well as the upgrading of the rodeo ring near the projects entry, equestrian enthusiasts will find a haven at Kealanani and will have a competitive venue right at their doorstep that will be upgraded to accomodate sanctioned rodeo and other equestrian competition! 			<content:encoded><![CDATA[<p>Recently US Pacific&#8217;s Chris Deuchar announced the closure of their Poipu sales operations and the return of approximately $1million in earnest money deposits from 25 hopeful buyers (reference: Pacific Business News). After the issuance of a Conditional Final Public Report from the Real Estate Commission, the Royal Palms Sales team began taking reservations on the project over a year ago. With the hold up in issuing building permits and the expiration of the Public Report it appears things might be on hold for a while. This indefinite limbo is certainly disheartening for all concerned.  Lets hope the permits will emerge soon and can breathe some life into the project once again. </p>

<p>Koloa Landing is a 25 acre luxury residential resort development located on the southern tip of Kauai at Poipu Beach. It is the first major oceanside real estate development since 1990, and features the most extensive pool and outdoor amenities on the island of Kauai. </p>

He just stopped by to say hello and thank us for submitting our clients reservation forms. Since they opened the program in early September they have collected 108 deposits. The way it will work is that these reservation holders will be provided a price list and site plan of the first units to become available to choose from. Then on October 27, 2007 they will open a selection process where their reservation will be attached to a property via sales contract.  They will have 30 days to review all that information and then move forward with the purchase. There should be some nice ocean views from the units and the layouts are remarkable. 			<content:encoded><![CDATA[<p>Greetings to all blog watchers!  Poipu Beach Estates project manager, Terry Kamen stopped by the Makai Properties office several days back. It was good to catch up with him. It was one of those moments where we had the time to shoot the breeze a bit and I jumped in his car for an impromptu tour of Poipu Beach Estates. Wow&#8230;.amazing what goes on behind the dust screens. We entered what will soon be a grand entry with rock features and landscaping. The lower lots have been grassed and the sprinklers were nurturing a new carpet of green on either side of a wide boulevard. After watching this development and its many iterations on paper for so long it was exciting to see it all emerge from the mounds of rubble. They have finish grades in may street areas and according to Terry, paving will begin in October! It caught my attention as he described a planting schedule which will soon result in a wide parklike tree lined prommenade on either side of the main access. While generally pretty level, as you move north and east toward the edge of the Kiahuna Golf Course, the elevations slowly climb and the vistas open up considerably. It reflects a well thought out plan and a neighborhood I for one could get excited about residing in. Average lot sizes are 15,000 square feet, much larger than anything developed in Poipu thus far. CC&amp;Rs will set the tone for the custom home construction that will soon follow. While additional dwelling units are to be allowed with permits, they are limited in total size so they will compliment the primary residence. My understanding is that CPR&#8217;s will not be allowed for anything under an acre so the overall low density will be preserved. My sense is that it will have the general feel of Bayview at the east end of Poipu only a bit more spread out on bigger lots. I was pleased to get a sales update and there are still a few opportunities available. They started in the high $500k range and go up from there. It is a great ocean view site where they plan to build 300 condominium apartments offered between $900k and $3 million. The developer group has been led so far by a few members of the same group who did two different smaller projects at the east end of Poipu, recognized for big interior spaces lavish appointments and lots of living room. These layouts reflect the same stategy only kicked up another notch. The penthouse units, which there are only half a dozen (or so) are running around 4000 feet. Views will be oriented toward the ocean over top and between the row of residences fronting Hoonani Road with two coastal accesses between homes at each end.
