Kai Ikena Neighborhood Open House Tour

Short Sale in Kai Ikena

How has the recent turmoil in the mortgage and real estate market affected sales and values in Kai Ikena? Here are some recent statistics for the neighborhood as of October 10, 2008:

  • Number of lots sold to date in 2008 – 3
  • Number of lots currently pending sale – 0
  • Price range of lots currently for sale – $295,000 – $395,000
  • Price range of lots sold to date in 2008 – $195,000 – $312,500
  • Price range of lots currently pending sale – n/a
  • Number of homes currently for sale – 7
  • Number of homes sold to date in 2008 – 4
  • Number of homes currently pending sale – 0
  • Price range of homes currently for sale – $550,000 – $1,199,000
  • Price Range of homes sold to date in 2008 – $660,000 – $860,000
  • Price range of homes currently pending sale – n/a

Currently there are no pending sales (properties that are under contract but not sold yet) in Kai Ikena. With the downturn of the market we are even seeing some properties selling for less than what the Seller paid for it.

4063 Oni Place

The home I have listed on Oni Place at $550,000 is in the unfortunate position of being for sale for less than the owner owes on it – this is what we call a short sale. However, two of the most recent home sales in the neighborhood sold in less than a month and both sold for over $750,000. Lot sales are also maintaining values well over $200,000. So even though sales are down, values haven’t dropped drastically. If you need to sell your property in this market, pricing it correctly is the most important factor. For Buyers, it is a good time to buy! Mortgage rates are still low and Sellers are finally reducing their prices to current market prices instead of prices based on the price boom of a couple of years ago.

$1 Million+ Home Sales in Kai Ikena!

2007 saw the sale of two homes at over $1,000,000 in our neighborhood!

These were not your average home built in 1989, but newer, larger homes in the neighborhood. Still, this bodes well for the neighborhood holding it’s value against the newer, and some say,”more desirable” neighborhood of Kakela Makai Oceanview Subdivision. In 2006, there were two other sales in the neighborhood in the range of, and over, $1,000,000, bringing the total sales at $1,000,000+ to four.

Recent activity has seen a home on Panui that was listed at $1,290,000 and also a lot on Pai Street that was listed at $399,000 go under contract. It looks like the $1 million trend is continuing.

In 2007, there were 9 homes sales with an average selling price of $825,944. Currently, there are 5 homes actively on the market with an average asking price of $839,400.

There were and no lot sales in 2007. The last lot sale was in August of 2005 at a price of $315,000. As of now, there are 3 lots actively for sale in the neighborhood with an average asking price of $366,334. The neighborhood has almost reached complete “build out”.

2007—A Year of Price Adjustments

This past year has been a year of price adjustments and a “softening market”. You’ve probably heard people say that the real estate market is down or that the “bubble has burst”.

What I believe is really happening is a correction of the market. We saw unprecedented appreciation, low inventory and high demand from 2000-2005, resulting in a sky rocketing of prices. In many cases, asking prices overshot the “real market value”. This level of appreciation could not be maintained any longer and the result is a necessary correction.

Increased inventory, brought on by the previous demand, also contributes to the softening market. Buyers have more properties to choose from and it is generally taking longer to sell a property than it was a year or two ago.

However, if you look back just five years ago, in 2002 the average home sales price in Kai Ikena was approximately $365,000. Over the past twelve months the average home sales price in the neighborhood was over $820,000. In comparison, in 2002 there were only seven homes sales in Kai ikena. In the past twelve months there have been ten home sales in the neighborhood. Not bad for a depressed market!
