Learn About New Laws & Condo Fundamentals

There is a lot of important information covered in this new class curriculum developed by the REC, capably taught by Abe Lee himself. Here are just a few of the things that are covered:

Learn about recent legislative actions that will affect the real estate industry

  • A new law allows private homeowners to offer seller financing, which was illegal just last year!
  • Homes more than 50 years old do not need permits from the State Historic Preservation Division (SHPD).
  • Victims of domestic violence can break leases without penalty.
  • Up to $10,000 in credit available for upgrading sewer systems.
  • Cesspools dump over 55 million gallons into the ground.

Learn about Condominiums

  • What is the difference between the creation of a condo and the registration of a condo?
  • What are the two methods of selling a new condominium?
  • What are the different requirements for selling a new project versus a conversion project?
  • When did HRS 514A change to 514B, and what changes were made? When do HRS 508D and 514B apply?
  • Can you increase density by doing a CPR?
  • What happens when older buildings that are legal nonconforming get sold as a condominium conversion? Can you rebuild the units?

And Abe Lee Seminars is the first real estate education provider authorized by the REC to offer all online, video based classes for CE (as well as prelicensing). No in-person attendance, no tests, just watch and learn on your schedule!

Take Listings Mobile with REsearch 6

REsearch, REsearch 6 No Comments »

REsearch 6 will emerge from beta next month, and we’re excited to see that most of you have already checked out the new system! In this email, we’ll highlight how our new mobile responsive code makes it possible to manage your listings from the road, and share some tips and apps that ensure that your listings look great!

Enter Listings & Add Photos from Your Phone!

bulletin-screenshotIf you haven’t yet logged into REsearch 6 from your smartphone, we encourage you to take a look today! Our mobile responsive system automatically adjusts to look great on screens of every size, from desktop and laptop computers to tablets and smartphones.

And thanks to our simplified listing input Wizard Forms, creating a new listing is easier than ever, on any size screen. You will be guided through the process, which includes our new and improved photo loader.

The photo loader works on most popular smartphones, including Apple iOS and Google Android devices. And not only can you select pictures from your photo library, but also take a photo right then and there with your smartphone camera.

Imagine standing in front of a home that you’ve just been engaged to sell. You can log into REsearch to start a new listing, add and take the photos you need, and release it, all before heading back to the office! It’s now possible with REsearch 6.

Want to know more? You can find step-by-step instructions here, as part of our new and improved Knowledge Base.

REsearch Listing Photo Tips

A picture is worth a thousand words, but a great listing photo is worth even more. Here are some tips from our customer support team:

1. Make a great first impression: The first photo is the most important, and is sometimes the only photo people will see. When you upload or re-order photos, make sure your best shot is in the first position. (And with our new MLS Mid format, which now includes photos, the first three photos will be the ones shown.)

2. Avoid squeezing and stretching with landscape photos: Super-wide panoramas can look great in some presentations, and square photos are all the rage thanks to Instagram. These photos (and even vertically oriented photos) display correctly inside REsearch, but for best results across all the places where your listing photos may also appear, it’s best to stick to basic, horizontally-oriented images.

3. Bigger isn’t always better: Professional photographers and even smartphones can now take pictures in ultra-high resolution, but for most web based applications like REsearch, anything more than a few megapixels can be overkill. It’s better to craft a great 600×400 pixel image than to have a large image scaled or compressed down to fit.

Better Photos? There Are Apps for That!

Now that REsearch and your smartphone work well together, you can take advantage of the built-in camera and the power of photography apps to make sure your listing photos shine! Here are a few popular apps you can use to make great photos even better:

bulletin-snapseedSnapseed: This photo editing app was so good, Google bought it. Free and available on both iOS and Android, Snapseed offers a variety of tools, including the ability to crop and rotate photos, adjust brightness and contrast and apply effects to either all or just part of the image. iOS App Store | Google Play Store

bulletin-pixlrPixlr: Pixlr started as a web-based photo editor before offering an app. It has the basics (crop, contrast and color adjustments, etc.), but brings in a number of photo filters. Some are more subtle than others, but you can experiment to find the best effect. And when you’re not posting photos of kitchens, Pixlr offers fun options like frames, stickers, and captions. iOS App Store | Google Play Store

bulletin-cameraplusCamera+: Available only for iOS, Camera+ combines pro-level features with an intuitive interface. Using Camera+ almost feels like using a DSLR… but easier. Every adjustment a photographer needs (exposure, tone, white balance, etc.), plus an excellent set of pre-set scenes (“Vibrant” alone is worth the $2.99 price). iOS App Store
