Hawaii generally lags about 6 months behind the rest of the United States when these little economic bombs and booms occur, but we do follow the same patterns. Our mortgage rates are still low, but lenders are pulling in their horns and asking for more credit worthy customers. Those properties which were attractive to buyers who needed to borrow every dime are now facing much lower values. We are now seeing smart real estate buyers in the market place, making aggressive offers on beautiful properties that would have sold for much more just a year ago. These buyers are looking forward the inevitable surge of retirees as the Baby Boomers set their sights on our sunny shores and cool upland horse country.

Are all prices sliding as a result of the current swing to a Buyers market. No … not really. Prices for extraordinary properties remain quite stiff, and ocean front listings are holding their value very well. We know of just one ocean front luxury home that is priced aggressively at the moment, and it is quite a beauty too boot.
