Sometimes when you are busy you focus on what is in front of you and not what might be on the horizon. As a B&B owner it is important that you have standards and procedures in place that you can delegate to helpers or follow mindlessly to get the task accomplished with the same panache and consistency that you desire. I suggest that you look at your pantry and household needs and establish a par stock. The inventory will tell you what you have on hand and what you will need to order. It leaves little to the imagination. You have your special items based on what you might want to do differently but it will keep a consist stock on hand and give you a quick reference when you want to think out of the box.
The other suggestion is to have a back up on all your major items: blankets, bedding, towels, robes or the like. If you have two or more sets then when the last minute reservation comes in or a spill , accident or similar happens - it is Hiki No - no problem. It will save time and allows your response to changes to be seamless and true Aloha.
Your B&b is an extension of your efforts and your home, make it less work and more enjoyable by planning ahead and making the day to day chores no brains - planning and staying ahead of the game will allow you to have more “you” time and less pressure to of thought of everything.

Often times a property can produce revenue to cover expenses. It can not be assumed that a property will “pay for itself” I can say that when approached with a solid business plan and multiple revenue streams i.e. coffee, internet business and B&B accomodations as this property has it could provide the additional income to support the project.
The question is more then would the property support itself? the question would be the would the potential buyers be prepared to support it at times when or if “things” happen. A leap of faith often times is accompanied by a safty net. So make sure you have your bases covered as much as possible and your priorities in line. It is a wonderful lifestyle and your accomplishments certainly make you feel good about what you are creating.
